The design brief (design mission) is the “compass” of the project’s design direction.
If the compass points in the wrong direction, the whole project will… go far away.
the compass if pointing in too many directions the project will go around.

Structure of the design brief?
The design brief is a statistical list of important points as a basis for design orientation, shaping, and project planning.
The structure of a construction project design brief includes the following main items:
- Project information.
Location, scale, project type, business/operation model. - Investor’s expectations:
Orientation, style, style, the segment of potential customers.
Highlights & selling value of the project to exploit. - Design requirements:
Sales ratio (% of saleable area per project area or construction floor area).
Type of product and proportion of products in the overall project.
List of item structure and role of each item in the project.
Area, number of necessary technical works, and utilities.
Area schedule from the operator (if any).
Requirements for performance and operation. - Local legal requirements, and fire protection requirements.
Other criteria and standards to be achieved. - Schedule and quality constraints.
The role of the design manager will usually be the person who receives and implements the design brief.
The content of the design brief should be developed from market research and orientation from the BOD through the project planning department.
Design manager does not arbitrarily change, but only responds to higher levels if there is an abnormality.
The importance of the design brief
The design brief is not only to list the requirements as a starting point for the design consultants to implement the design or the criteria for evaluating the design,
It is also the direction for the Design management department to develop the design in the right direction, throughout the project process.
As I have the preamble example is a compass for project design.
In a construction project, the Product mix table is an important tool to control design items as well as sales products.
The initial sketch of the Product mix is the structural content of the design task. The contents of the categories and the main criteria are to shape the product mix in the future.
Utility works are items that cannot be sold but investors have to spend a lot of money to build and create utilities for residents.
Ratios and indicators need to be appropriately balanced between selling benefits and project utilities because utilities contribute to increasing attractive selling points for the project.
A good design mission is goal-oriented, with specific requirements,
Identify items that need minimum and maximum expectations.
And in line with the business orientation as well as the internal capacity of the project.
In addition, some important information that is not in the design task but needs to be mentioned is market information, implementation progress, and construction budget for effective coordination between parties.
